How we do it

In Florida, sun and salt and humidity fight the wall every day. We pressure-wash the whole exterior, repair every crack and soft spot, prime the bare surface, then paint in two full coats — not a rush job between two afternoon storms.

What you get

A house that reads clean from the street. Color that holds through hurricane season. No peeling around the soffits in year two. No fading on the sun-side by year four.

Our process — 6 steps

Step 01

Walk-through & quote

Map every surface. Flag every crack, soft stucco, soffit gap, or previous bad patch. You see full scope before you sign.

Step 02

Pressure wash

Full exterior. Dirt, mildew, chalking paint — all off. Wall dries 24–48 hours before we touch it.

Step 03

Repair

Stucco cracks cut and re-patched. Soffit gaps sealed. Soft drywall on lanai ceilings replaced, not painted over.

Step 04

Prime

Every repair, every bare spot, every color-change boundary. The primer locks the paint to the wall.

Step 05

Two full coats

Right sheen for the surface. Right roller or sprayer for the texture. Clean edges on trim, windows, and fascia.

Step 06

Detail & clean-up

Touch-ups. Trim fine work. Site left the way we found it.

Timeline

Single-family home in Broward: 3–5 working days, weather permitting.
Larger homes or HOA repaint: 5–7 days.
We don't promise one-day exterior jobs. Real prep takes real time.

Frequently asked

How long will the paint last?
On stucco with full prep: 8–12 years in Florida before visible fade. On siding or wood trim: 5–8 years, depending on sun exposure.
Do you match HOA color palettes?
Yes. Bring the HOA color sheet and we'll match or blend to the approved list. We can also submit the color sample for HOA review before we start.
What paint do you use?
Commercial-grade exterior acrylic — Sherwin-Williams or Benjamin Moore depending on scope. The paint is less than 15% of the job cost and it decides year two through year ten.
What about stucco cracks?
Hairline cracks get caulked and feathered. Wider cracks get cut back to solid stucco, patched with elastomeric, and skim-coated flush. We don't paint over active cracks.
Do you repaint the trim a different color?
Yes. Body color, trim color, door color — all included in the quote. Color consult happens at the walk-through.
How do you handle afternoon rain?
We watch the forecast. We don't paint when rain is inside a 6-hour window. If a storm catches us mid-coat, we cover, wait it out, and absorb the extra day. You don't pay for the weather.
